A campsite within Exmoor National Park is available for lease, offering an opportunity for outdoor hospitality operators to establish or expand their business in a sought-after location. 

The Exmoor National Park Authority (ENPA) has taken back management of the Moor Wood site in Minehead and is seeking a lessee for a nine-year term, with an annual rent starting at £10,000.

The nearly four-acre campsite, positioned on North Hill with views over Minehead and the Bristol Channel, is being marketed by SBC Property

The property consultancy is accepting expressions of interest until March 14. The site currently operates under planning consent that allows it to open for 11 months of the year, though adjustments may be possible through ENPA.

Moor Wood offers 46 pitches, 36 of which are on grass, with the remaining 10 featuring hardstandings. Electric hook-ups are available at 12 pitches. 

According to a report by the West Somerset Free Press, the site also includes a reception building with a small shop, a shower and toilet block, a chemical waste disposal point, electronic security barriers, and a tarmacadam site lane.

According to SBC partner Russell Weetch, the site benefits from its location within Exmoor National Park, with access to coastal trails and heathland while remaining within walking distance of Minehead’s amenities. 

“Moor Wood is a reputable and tranquil established campsite and enjoys some excellent views,” Weetch said.

The lease terms set by ENPA include a full repairing and insuring lease with rent reviews every three years. 

For outdoor hospitality businesses, this opportunity presents a chance to operate in a well-regarded national park setting with built-in infrastructure and an established reputation. 

Proximity to attractions such as the South West Coast Path and the West Somerset Railway could enhance visitor appeal, making it a strategic investment for those looking to tap into the region’s tourism market.
