Grapevine city officials approved the sale of seven cabins from The Vineyards Campground and Cabins, citing increased flood frequency and lower demand for cabin rentals. 

The decision, discussed at a Feb. 4 city council meeting, was presented by Randy Sell, assistant director of park operations.

The cabins will be listed on the campground’s website, with two manufactured in 2010 and the rest from 2006. 

According to an article published by Community Impact on February 6, the sale will open on Feb. 13 and close on March 13. An open house is scheduled for Feb. 12 from 12 to 4 p.m. at 1299 Oak Grove Loop N. in Grapevine.

The cabins, located on flood-prone sites along Grapevine Lake’s southern shore, have already been converted to RV sites. 

Sell stated that seven other cabins, relocated to higher ground within the campground, will remain available for public rental.

The cabins being sold, most of which were manufactured in 2006, are expected to reach market prices ranging from $25,000 to $40,000. The campground occupies 54 acres and offers both RV and cabin rentals with direct access to the lake.

Sell noted that flooding during the summer prompted staff to reevaluate the future of six cabin sites historically affected by rising waters. 

In 2024, cabins were relocated from flood-prone areas, making way for the development of new RV rental sites. 

Four of these sites opened to the public in November, with two additional sites set to launch this spring.

Demand also played a role in the decision. Cabins maintain a year-round occupancy rate between 30% and 35%, compared to 85% or higher for RV sites. According to a staff memo, RV sites offer a stronger return on investment.

The seventh cabin slated for sale is the campground’s Gatehouse, which has been in use since 2015 or 2016. 

“Over those years, our operations have changed a little bit,” he said. “The increase in demand and the way we operate—we’ve learned that that’s not sufficient for us.”
