A proposed caravan and glamping pod site in Leicestershire has been withdrawn following concerns from the Local Highway Authority (LHA) over its potential impact on traffic safety. 

The application, submitted by William Willett for land at The Paddocks, Bungalow Farm in Earl Shilton, outlined plans for 21 touring caravan pitches, five glamping pods, and associated facilities on a 0.9-hectare site.

The development faced scrutiny due to its proximity to the A47, a busy roadway where traffic speeds are generally high, according to a report by the Leicestershire Live. 

The LHA determined that the proposed access point onto the A47 could pose safety risks, stating that “turning maneuvers could lead to dangers for drivers.” 

Additionally, the authority found that the applicant had not demonstrated that a “safe and suitable access road would be provided to and from the development.”

Despite these concerns, an earlier traffic report from April 2024 did not categorize the area as a speeding concern. 

The plans also included a newly constructed shower and toilet block, a sewage plant, and refuse storage managed by a private contractor. 

Developers assured that the five proposed glamping pods would be provided by specialist manufacturers.

The withdrawal raises broader considerations for outdoor hospitality operators looking to expand or establish sites in high-traffic areas. 

Accessibility and road safety are critical factors that local authorities evaluate, and proposals must include thorough traffic impact assessments to mitigate concerns. 

Operators aiming to develop new sites should proactively engage with transportation authorities to ensure compliance and address potential challenges early in the planning process.

At this time, it remains unclear whether the application will be revised and resubmitted.
