East View Caravan Park in Skegness has been listed for sale at £4.5 million, presenting an investment opportunity in one of the United Kingdom’s most popular coastal holiday destinations. 

The 15-acre site offers a mix of static and touring caravan pitches and comes with potential for further development.

The park currently operates on a seasonal basis from March to November and features 200 touring caravan spots, 56 occupied static plots, and 20 unoccupied plots. 

An additional 21 plots have already received planning permission for development. The property also includes a reception area, sales suite, children’s play area, and amenity block.

CBRE’s Operational Real Estate (OPRE) team in Manchester is handling the sale. 

“This is a value add freehold investment opportunity for the right purchaser to acquire a popular and well-established caravan park in the UK’s fourth most popular holiday resort which attracts 4m visitors annually,” Shaun Skidmore, senior director of CBRE’s OPRE team, described in a report by The Business Desk.

“The site benefits from its close proximity to Skegness’ many local attractions, alongside the Lincolnshire coastline’s natural beauty,” Skidmore added. 

“With planning permission in place, it offers clear development opportunities for potential buyers.”

Located on the outskirts of Chapel St Leonards, East View Caravan Park benefits from its proximity to Skegness’ attractions and the Lincolnshire coastline, which spans approximately 50 miles. 

The park is designed to accommodate a range of visitors, from short-term campers to long-term seasonal guests, with fully serviced hardstanding and grass pitches available.

For potential investors and operators, the park’s existing infrastructure, along with the approved expansion plans, offers opportunities to enhance revenue through increased occupancy and additional services. 

According to research, strategic collaborations with local businesses can significantly enhance a caravan park’s appeal and revenue potential. 

The March 2024 edition of the MC Hospitality Highlights report, emphasizes the advantages of partnerships in improving guest experiences, increasing visibility, and supporting the local economy.
