A revised proposal for a sustainable glamping site in Bassaleg, Wales, is under review by Newport City Council following an initial refusal in 2022.
The applicant has submitted additional documentation to address previous concerns related to highway safety, traffic impact, and environmental considerations.
According to a report by Travel and Tour World, the project, located at Neuadd Wen on Penylan Road, aims to introduce eco-friendly glamping pods that support local tourism and economic growth.
The first proposal was rejected in November 2022 due to concerns over traffic congestion, safety risks, noise pollution, and insufficient environmental impact assessments.
In response, the applicant has provided a Transport Technical Note and environmental evaluations to demonstrate the feasibility of the development.
One of the key revisions includes a detailed traffic analysis, which suggests that the project will not significantly increase congestion or pose safety hazards.
The study indicates that visibility splays at the site’s access point are sufficient without requiring the removal of hedgerows, and the estimated additional vehicle movements per peak hour are minimal. These findings address one of the primary objections that led to the initial refusal.
Noise concerns raised by neighboring residents have also been considered in the updated application. An assessment from the Environmental Health team concluded that noise levels from the glamping pods are unlikely to negatively affect surrounding properties.
Measures such as strategic pod placement and natural sound barriers, including hedgerows and fencing, have been incorporated to further mitigate any potential disturbances.
Environmental impact has been a focal point of the revised submission. The applicant has committed to maintaining biodiversity by ensuring no hedgerows are removed and incorporating native tree planting to support the local ecosystem.
Sustainable construction methods and waste management plans have also been outlined, aligning with Newport’s environmental policies.
Beyond addressing concerns, the proposal highlights potential benefits for the local economy. The applicant argues that the glamping site would enhance tourism opportunities in Newport and contribute to rural economic diversification.
“The development will create new tourism opportunities in a rural setting,” the applicant stated, emphasizing the potential for increased visitor footfall to benefit local businesses.
The application also aligns with Newport’s Local Development Plan, which supports sustainable countryside tourism. If approved, the project could position Bassaleg as a destination for eco-conscious travelers while fostering economic activity within the region.
Newport City Council is currently reviewing the updated proposal, with a decision expected in the coming months.
