Pretoria Caravan Park, located in Point Clear, St Osyth, is listed for sale on Rightmove for £850,000.

The property is being marketed by London-based real estate firm Avison Young and offers a range of facilities, including 27 caravan pitches and four brick-built chalets. The park is situated on the western edge of the village on the Tendring peninsula, a region known for its coastal charm.

According to the listing, the caravan park generates income from multiple sources, including caravan pitch fees, sales of caravans, and monthly rental income from the chalets.

Most of the caravan pitches are privately owned, while several static caravans available for purchase are priced between £15,000 and £25,000. Pitch fees reportedly bring in approximately £72,000 annually, highlighting the site’s financial potential.

Councillor Michael Talbot, who represents the St Osyth ward, expressed surprise upon learning of the sale.

“I didn’t know it was being sold, what you have told me is news,” he said. “It’s a good site, we don’t have any problems,” he told Clacton and Frinton Gazette.

The park’s current management has declined to comment on the listing.

Located in an area with a variety of attractions, Pretoria Caravan Park offers proximity to popular destinations such as St Osyth Beach, Colne Point Nature Reserve, and Colchester Zoo

Nearby activities include golf at Millers Barn Golf Park and water sports at Curve Water Sports, providing leisure opportunities for visitors and residents alike.

Point Clear, where the park is situated, is a small village with a population of approximately 1,674. Its location near the Colne Estuary and St Osyth Creek adds to the appeal of the property for those seeking a coastal setting.

The listing comes amid ongoing interest in leisure and tourism properties across the UK, as outdoor hospitality businesses continue to attract attention from buyers seeking investment opportunities.
